		<description>I am about to negotiate a lease.  I will pay rent, 3% annual rent increases and electric.  I will cross out any other costs and sign it and send it back to the landlord.  Other costs would include real estate taxes, labor escalations, etc.  I am in NYC.  A bad deal is just not worth anything!</description>
